New build nearby has fibre.

The new build with like 100 houses across the road has recently been upgraded to BT fttp.

Do they ever upgrade nearby houses too?

Does this make fibre cheaper to deploy to the area now?

Retro new build work has become very common.
Expanding out from new builds in unannounced areas isn't common.

It probably won't make much of a difference to a later rollout.

Some of the new build is pretty old and got FTTC from bduk in 2014, it all has fttp available now must have been activated recently because I check the coverage map often.

Seems like a later phase got it all upgraded to fttp.

The retro new build work OpenReach are doing covers properties that are up to 20-30 years old.
They all have relatively new and clear ducting making the rolling out of FTTP much easier.

ThinkBroadband coverage shows the rate they are doing retro new build work.

There are various programmes running to provide FTTP .... Fibre Cities, Rural (Last 20%), Rural (Last 10%), Community-funded FTTP, New-sites (as in being built now) and Retro New-Sites ... off the top of my head.

As j0hn points out, the retro's are usually picked if they are under 30yrs old, in fact, most of the time they will likely be under 20yrs old as this kind of estate should be purely duct work, whereas some of the estates under 30yrs old sometimes have a mixture of duct and DiG (armoured cable) in the ground which pumps up the civils cost massively.

The retro programme should be 'quick-wins' and built pretty quickly.
