Why do Openreach even want to provide FTTC speeds like that?!

If G.993.2 was not available to that EU then they would not have any xDSL service.

The serving telephony exchange is Cranleigh, Surrey (THCN) and the EU is in Ewhurst, Surrey. The length of the local loop is far too long for an exchange based xDSL service (G.992.1, G.992.3 or G.992.5). However the D-side is just short enough for a cabinet based G.993.2 (VDSL2) service to be provided. (And yes, the EU pays the same price as everyone else with a VDSL2 service.)

Wait, so even though there's an ADSL estimate shown, the EU is too far away from the exchange to get ADSL?

Yes. At that sort of range, those estimates were more like guesses. Practical testing showed that the exchange based services were unworkable but a cabinet based service was just usable . . .

ADSL from cabinet level would give the EU best part of 10-20mbps.... shame.

Worth bearing in mind,  BTr/consumer do have a specially reduced price for very long lines in circumstances such as this.  Its not well advertised so you have to dig around and ask, but I believe that BT Infinity long lines of less than 15Mbps qualify.

I don't think I'd want the feeling of looking like a total div, when I've bought a fibre service that only gives 1 Mbps, though it is better than no service I suppose.

I'll make sure that Walter is aware of that detail. In the case of the circuit I've mentioned above, the service is provided by Zen.
